What We Check / 01

The places Tucson roofs actually leak.

A roof inspection in Tucson is mostly about knowing where to look. On flat and low slope roofs, trouble concentrates in the same spots: failed seams, loose flashing, damaged eaves, clogged scuppers and gutters, and the low areas where water ponds after a monsoon storm.

We walk the entire surface, check every one of those spots, and water test where a leak is suspected but not visible. Minor debris comes off the roof while we are up there.

  • Full walk of the roof surface, edge to edge
  • Seams, flashing, eaves, scuppers, and ponding areas
  • Water testing and leak detection
  • Minor debris removal and small repairs on the spot

What You Get / 02

Photos, a written report, and a straight answer.

Every problem we find gets photographed and written up, and the report is yours to keep whether or not you hire us. If the roof is fine, we will tell you it is fine and leave it alone. If it needs work, you will know exactly what and why before you spend a dollar.

Residential inspections are free. Commercial inspections carry a small fee. And if you are under contract with us, the roof gets a free follow up inspection one year after the job.

  • Free for Tucson homeowners, no strings on it
  • Photo documentation of every problem area
  • Written report you keep either way
  • Free 1 year follow up inspection for contract clients

Questions / 03

Roof Inspection questions we hear a lot.

01How long does a roof inspection take?

Most residential inspections in Tucson take under an hour on the roof, plus the time to write up the report and photos. Larger homes and commercial buildings take longer. You get the written report shortly after, not weeks later.

02Do I need to be home for the inspection?

Not usually. If we can reach the roof safely from outside, we can do the whole inspection while you are at work and walk you through the findings by phone with the photos in front of you. Plenty of our SaddleBrooke and Oro Valley clients handle it exactly that way.

03When should I schedule a roof inspection in Tucson?

The best times are right after monsoon season, before you buy or sell a house, and before solar panels go on. And any time you see a stain spreading on a ceiling, call that day. A leak you catch early is a repair. A leak you find in December is a restoration project.
